At the same time, in the Tokyo Metropolitan Area, where an outbreak of an epicentral earthquake could take place any time soon, the current situation is that there is a mix of buildings with a certain level of seismic capacity and those without, depending on the time of construction and the post-construction maintenance.
Furthermore, there are still many areas dense with closely clustered wooden houses that are expected to become epicenters of major fires at times of earthquake outbreaks. Many other cases also remain where issues, such as the lack of legal compliance, the uses for non-conforming purposes, and the non-optimal uses, cannot be solved unless through the demolish-and-rebuild approach to the property.
As a real estate developer, we must tackle these social issues.
And, in today's rapidly changing world, we cannot cater to the needs of society and continuously enhance the value of the area by simply using the existing buildings as they are.
